For Welcome Home
The inquiry-to-move-in funnel, priced at every step.
Welcome Home exports a wide, flat daily file. It holds the whole journey — inquiry, home visit, walk-in, tour, wait list, deposit, move-in — but flattened into one row per prospect, which is why counting tours is easy and costing them is not.
How your data gets here
Your daily export, in a warehouse that is yours.
Welcome Home's daily export is denormalised — every fact carries the names of what it references inline, and there is no communities, stages or users table in it at all. So unlike Keap there is no standard layer to inherit and no datasets waiting for you on day one: the community list, the care types and the counselors all have to be derived from the export itself. That modelling is the work, we do it with you, and it is done once.

Problems we have solved
The things that took real work.
One row, seven milestones
The export gives one row per prospect with a date column per stage. Turning that into how long each step took, per community, means building the funnel as its own fact rather than reading dates off a spreadsheet.
Dates that run backwards
A tour dated before the inquiry is a data problem, not a fast tour. Each elapsed column ships beside a flag marking the rows where the interval came out negative, so bad rows are visible instead of averaged in.
No dimension tables at all
There is no communities table and no stages table in the export. Both are derived, and a community with no prospects this month still has to appear — which a distinct over the facts would silently drop.
Cost per inquiry, tour and move-in
Marketing wants all three, not one. Each step of the funnel gets its own cost column so the drop-off is priced rather than just counted, by community and month.
Spend arrives separately
Campaign spend is maintained outside the CRM, per community, by the people who own the budget. It is imported on the same schedule and joined to the funnel it paid for.
Care type changes the question
Assisted living, independent living, memory care and skilled nursing convert on completely different timescales. Averaged together they describe nobody, so care type is a dimension on every measure rather than a filter to remember.
Every one of these came out of work for a real business. We do not name them, and no figure anywhere on this site is theirs.
